As part of the preparation of your mortgage deed, your financial institution will send us a mandate containing instructions to follow (interest rate, term, amortization, etc.).

We will review this mandate and may request additional instructions from the institution. We will conduct a title search at the Land Registry, obtain a statement of municipal and school taxes if required, review the certificate of location, and, if necessary, communicate with any creditor holding a mortgage on the property to obtain the balance to be repaid.

We will prepare the mortgage deed based on the instructions provided by the financial institution, receive your signature as well as that of your financial institution. The notary must also ensure the capacity and identity of the parties. For individuals, the notary will verify, among other things, their marital status and matrimonial regime. For legal entities, we will verify the company's legal existence and its registration in the appropriate registries.

We will prepare the copies of your mortgage deed in duplicate and ensure its publication in the Land Registry.

Following the publication of the mortgage deed, we will verify its registration in the Land Registry, paying attention to the possible presence of undesirable adverse entries (legal mortgages, tax sale notices) for your creditor. We will prepare a title report for the creditor and receive the loaned funds, which we will deposit in our trust account in order to obtain the discharge(s) of your creditors.
